An important part of an Owners investment is the financial status of the Owners Association and the Rental Service. Foremost Management Services brings strong fiscal management and accountability to a property. The following methods are used to do this:
- Works with the Board of Directors and on site Management in developing a yearly operating budget for both the Rental Service and the Owners Association.
- Works within the approved budget.
- Prepare monthly financial statements including balance sheets and income statements for both the Rental Service and Owners Association.
- Accounts payable for Rental Service and Owners Association.
- Billing accounts receivable from guests and/or corporate accounts.
- Supervise payroll processing. Record and pay all Federal and State employment taxes and issue employee W-2′s.
- Monitor Insurance policy as needed. Responsible for billing premiums to individual owners.
- Prepare sales and use tax returns.
- Prepare Owners proceeds checks and owner 1099′s.
- Banking duties and monthly reconciliation of all accounts.
